The LJL Secured High Yield Income Fund I, LLC was created to bring together the benefits of trust deed investing while reducing some of the barriers to entry of fractional programs, including real estate experience, personal time commitment, and bigger capital requirements. Our fund combines preservation of capital, secured by real property, and diversification, while offering returns often associated with higher risk investments in a diversified portfolio of loans. An added benefit of the fund is the ability to leverage our assets using institutional funds, with the objective of offsetting fund management costs and increasing returns.
LJL SECURED HIGH YIELD INCOME FUND I LLC
The LJL Secured High Yield Income Fund invests in single family, residential mortgages, primarily in California at a loan-to-value not exceeding 60%, with the value being the lower of a current appraisal by an independent state certified appraiser or a local broker provided opinion of the price at which the house can be sold within 30 days.
SECURED
We only invest in first trust deeds. Industry standards suggest that the foreclosure costs amount to between 10% and 15% of the value. Taking into account the lower value used in the loan-to-value calculation (30 day sale price) and the cost of foreclosure we feel confident that even in todays uncertain market the maximum 60% loan-to-value should offer investors sufficient security for interest and capital. In addition borrowers with significant equity in the property have a compelling incentive make payments, unlike the subprime borrowers with little or no equity in the property.
HIGH YIELD
The residential mortgages bear interest rates of between 11.5% and 13% that allow our investors to continue to earn the current net returns of 10.5%* to 11%*. These returns would rate in the top echelon of long term investment returns of most asset classes.

INCOME
Our fund is structured to be an income fund. The mortgages we fund have an established secondary market, which would allow the fund to sell the mortgages at par and thus reduce the risk of non-performing assets. In line with the overall secondary market our sector experienced great liquidity problems during the second half of 2007. There were however, encouraging signs that buyers were re-entering the arena for mortgages with significant equity in December. Without this market and the low rate of expected defaults, because of the owner’s equity, the fund should be able to meet investor’ s income expectations.
For those investors who do not require all or some of the monthly income, our income re-investment program allows for the interest to be compounded!
FUND
The average size of our loans is approximately $250,000 which offers our investors the benefit of a diversified portfolio of trust deeds. The ability to sell loans into the secondary market, conservatively leverage the portfolio and continually raise additional investment allows us to offer a higher level of liquidity than would be customary in trust deed investments.
