LJL Secured High Yield Income Fund I LLC

 
The LJL Secured High Yield Income Fund invests in single family residential mortgages, primarily in California, at a loan-to-value not exceeding 55%, based on the value of the security property calculated using the lower of an appraisal by a independent certified appraiser, a broker priced opinion (BPO) for a 30 day sale value or a value determined by our in-house Chief Credit Officer.
SECURED
We invest in a pool of loans secured by first trust deeds on residential real estate where there is at least 45% equity.  Taking into account the lower value used in the loan-to-value calculation and the cost of foreclosure (industry standards suggest that the foreclosure costs approximate 15%) we feel confident that, even in today’s uncertain market, the maximum 55% loan-to-value should offer investors sufficient security for interest and capital.  In addition borrowers with significant equity in the property have a compelling incentive to make payments, unlike the subprime borrowers with little or no equity in the property.
HIGH YIELD
The residential mortgages bear interest rates between 11.5% and 13% which allow our investors to earn net returns of 9%* to 10%*.  These returns would rate in the top echelon of long term investment returns of most asset classes.

INCOME
Our fund is structured to be an income fund.  Investors can elect to receive the net earnings of the fund monthly or they can elect to reinvest those earnings, thereby benefitting from compounding. 
FUND
The average loan size in our portfolio is approximately $250,000.  This offers our investors the benefit of a diversified portfolio of trust deeds. The ability to sell loans into the secondary market (once that becomes available), conservatively leveraging the portfolio and continually raising additional investments will allow us to offer a higher level of liquidity than would be customary in trust deed investments.
